Housing in Athens is in demand
Since the beginning of 2025, housing prices in Athens have been rising. This is due to a limited supply of new construction. Furthermore, there is a high demand for properties in central areas and the southern part of the city.
In the first quarter of 2025, housing prices in Athens rose 7.6% compared to the same period in 2024. The average price per square meter is €2,480. Apartments in central areas are selling for between €170,000 and €230,000. Properties with high-quality renovations, especially in historic buildings, remain the most sought after. Such apartments quickly find buyers.
There is also consistently high interest in properties suitable for short-term rentals through Airbnb.
Housing trends overview
The market is undergoing changes, as evidenced by the following facts:
1. The average sale period for properties has decreased to 58 days, down from 73 days.
2. In the first quarter, buyers completed approximately 12,000 transactions in the city.
3. Foreign buyers accounted for about 40% of the total transactions.

Koukaki is the most popular area in Athens. Its architecture and developed infrastructure attract buyers. Moreover, the Acropolis Museum is within easy reach. The price per square meter here is €2,950. Compared to 2024, the cost has increased by over 9%. Renovated one-room apartments are in high demand and cost €200,000–230,000. On average, property sales are finalized within 30–45 days of being listed.
The second most popular area is Pangrati, located in the eastern part of the city. The average price here is €2,450 per square meter, 7.4% higher than last year. Buyers are attracted to apartments priced up to €180,000 that are located near the metro.
Glyfada occupies a special place among prestigious locations. Here, the cost per square meter is €4,250. Villas and penthouses sell for over €600,000. Two-bedroom apartments can be purchased for between €320,000 and €420,000.
The situation in the rental sector
In addition to rising home prices, rental rates increased significantly in 2025 by 5.2%. This is particularly evident in the short-term rental segment. In the Athens market, studios rent for €420 per month and up. Rents for one-bedroom apartments start at €590 and for two-bedroom apartments at €770. Experts note that the lowest rents are in the Kipseli district.
The average yield for the city is approximately 5%. High yields are observed in the Patission-Acharnon district, where rentals yield 7.8% per year.
