International investors intend to invest in healthy buildings

International investors note interest in the health care sector

The company Institutional Real Estate conducted a study of various sectors of the real estate market. It turned out that international investors intend to actively invest in the field of health preservation. This includes the so-called healthy buildings – facilities that are designed to maintain health and safety. In this case, they have all the necessary components to improve both physical and mental well-being.
The reason for the growing interest in this area analysts attribute to the influence of the pandemic, which showed the world the importance of taking care of health. Among those surveyed, almost 90% intend to increase investment in assets related to the health sector.
It should be noted that the need for healthy buildings has been around for quite some time, and over the previous 10 years it has continued to grow. During this period, the demand for facilities increased, but a sharp jump occurred precisely during the pandemic.
In the survey report, Institutional Real Estate experts note that increased investment in the health sector contributes to other important strategies, such as social and environmental ones. 42% of those surveyed admitted that they only started to include health and life safety components in their investment goals in the last 2 years. Only now have many seen the need and importance of such investments, and they are also generating more income than in previous years.

International investors are developing the healthy buildings sector

The analyst notes that developers have begun to incorporate health considerations more frequently into the design of buildings. Fortunately, such factors are becoming an integral part of the infrastructure, which increases the comfort of life and ensures the preservation of well-being. This is an area where investors and tenants need to work together to grow the industry.
In terms of demand for healthy buildings, the 100 Asian investors surveyed indicated that interest in such facilities remains high. 90% of respondents from North America and 85% from Europe agreed with them. Experts say that the increase in demand is keenly felt in the next 12-24 months. Interest in the health care sector is projected to grow for another three years in general.
Among tenants, the demand for healthy buildings is also actively growing, both in the residential and commercial segment. It should be noted that despite the increased interest in healthy buildings not all investors are ready to invest in such assets in the near future. Many of the respondents are planning such projects in the next year, some of them are considering it in the medium term. However, the fact that this direction will develop and become more relevant does not cause anyone to doubt.
