Monaco real estate continues to rise in price
Monaco real estate prices are showing steady growth, virtually unaffected by global economic processes. The local market is characterized by high demand and limited supply. Against this backdrop, housing prices are rising steadily.

According to 2024 data, the average price per square meter in the principality was €51,967, a 1.1% increase from 2023. Over the past ten years, prices have risen by more than 44%. The leader in price hikes was the Larvotto district, where prices reached €91,563 per square meter. Experts attribute this to the implementation of large-scale development projects, including the prestigious Mareterra complex.
Prices vary depending on the area:
– in Monte Carlo, sellers offer housing for €53,911 per square meter;
– a square meter in Fontvieille will cost €53,908;
– properties on the La Condamine market are sold for €53,801;
– a square meter in Jardin Exotique is valued at €49,847.
The type of property also affects the cost of housing. For example, studios sell for an average of €39,621 per square meter. A square meter of a two-room apartment can be purchased for €45,153. Housing with five or more rooms is the most expensive, at €61,932 per square meter.
However, high prices do not deter buyers in Monaco. In 2024, the number of transactions grew by 12% with new construction accounting for a significant portion of sales. The average cost of new housing in the principality is estimated to be over €36 million. Properties on the secondary real estate market, on the other hand, are sold at a significantly lower price of €6 million on average. As for rentals, rates for luxury housing increased by 4.4%.

EuropeanProperty shows that the estimated price per square meter of housing in Monaco is €51,967 this year. In prestigious locations such as Monte Carlo and Larvotto, prices exceed €100,000 per square meter. New buildings continue to rise in price, particularly rapidly.
Monaco real estate remains one of the most expensive in Europe in terms of rental rates. For instance, the monthly rent for a one-room apartment in a central area is between €4,000 and € 6,000. Three-bedroom apartments in upscale areas rent for €15,000–€ 25,000 per month, while landlords charge €30,000 per month for luxury penthouses and villas. Experts note that the greatest demand is for properties located near the port and in new residential areas.
Nevertheless, high housing costs are not the only expense in Monaco. Other significant expenses include utilities, food, entertainment, and other everyday necessities. According to analysts’ estimates, the cost of living in Monaco is 60–80% higher than in other European countries. This primarily refers to Italy and France.
