Multifunctional residential complex on the territory of an ancient station
There are plans to build a multifunctional residential complex in Prague, which will have apartments for rent. This facility will provide more affordable apartments and solve another problem – it will close the disputed situation with Žižkovská Cargo Station, which is located in Prague 3.
According to Czech law, a local authority has the right to purchase a building from the state without a tender, but in case the building will be useful to use. Two years ago, a plan was presented to purchase the station in Prague district 3. Developers proposed a project to upgrade the building into a social and cultural center. The cost of its construction was $2 million. It took 48-74 thousand dollars to change the premises.
The construction was undertaken by Sekyra Group, which plans to create commercial areas, rental apartments, as well as to erect residential buildings that will be located to the south and east of the former station. Other developers – Central Group and Penta Real Estate – also participate in the development of Brownfield district.
One more issue will have to be solved with the streetcar line, which runs through the center of the station. It is likely to be moved to the northern part of the territory.
According to official data, the new area will be able to accommodate about 15 thousand people. According to preliminary dates, the modernization of the building will take about two years. Now there is a process of agreeing on further development of Prague 3 district, once a clear plan of action is outlined, it will be submitted to the city authorities for approval. In addition, permission must be obtained from the Ministry of Culture and the Czech Railways to implement the project.
According to the reconstruction plan, the front building of the station will contain the National Film Archive. The elementary school will be located in the northern part of the building, while commercial premises and rental apartments will be located in the southern wing.
Žižkovská railway station ceased to function in 2002, since then the territory has been used as a parking lot, flea market and warehouse were located here. For some time, the station was used for various cultural events.
The first ideas about redevelopment of the building were announced back in 2005. The main building of the station was built in 1936, and in 2013 it was officially entered in the register of cultural monuments.
In 2018, the official portal of the Prague 3 district called the construction unique, which has no analogues in the world. City Hall administration has long been interested in buying the station from the Czech Railways, but decided to own the building together with the Ministry of Culture and the department, which is responsible for the development of the Žižkovská station.
