Ozimska Park expands its retail space
Redkom Development continues to implement its large-scale project in Poland. The developer has begun the second phase of construction on the retail park, which will increase its size by 1,200 square meters. This expansion will create new opportunities for tenants, including CCC, Worldbox, and Dr. Materac. The project anticipates completion by the end of 2025.
The total leasable area of the complex will be 18,000 square meters. This expansion will establish Ozimska Park as a prominent retail destination in Upper Silesia. The increased number of tenants will attract more shoppers. Current tenants include brands such as:
– Jula;
– Kauflan;
– Vive Profit;
– Sinsay;
– Woolworth and others.
The complex also features grocery stores, cafés, and a Sphinx restaurant.
Ozimska Park opened in 2023 with a design by developer Redkom. In 2024, investment company Newgate purchased the complex. Newgate operates in the field of commercial real estate management and development, and its portfolio includes 35 retail complexes in Poland.
Overview of the commercial real estate market in Poland
Poland is the largest market in Central and Eastern Europe. In recent years, there has been growth in foreign direct investment in Poland. This has increased activity in a number of sectors, including real estate. Poland accounts for 52% of the region’s total investment. The highest demand is for offices, retail facilities, warehouses, and the private rental sector (PRS). The yield on these properties ranges from 6% to 7%.
According to forecasts, the number of new office spaces in 2025 will be similar to the 2024 figures. However, a significant rise in supply will likely occur in 2026–2027. Meanwhile, rental rates continue to grow amid vacant space. Experts attribute the surge in demand to the return of employees to offices due to the adoption of a hybrid work model.
As for retail, investors are most interested in retail parks and mixed-use projects. Hybrid shopping is growing in popularity in Poland. This stimulates the growth of e-commerce without reducing demand for physical stores.
The Polish market is becoming increasingly attractive to international retailers. More and more international chains are entering the country and expanding their presence in various regions. These brands are renting large spaces in shopping centers, focusing primarily on new, high-quality properties.
Retail growth is one of the main factors driving the increased demand for warehouse real estate. Demand for urban logistics remains high, with Warsaw leading the way. At the same time, companies are considering other locations that can provide large warehouse parks close to motorways.
