The popularity of apart-hotels has been steadily growing for several years. This is the best solution if you need to buy your own accommodation, but there is no possibility to overpay. This property is often interesting for single people without family and students. However, it is also worth noting the undeniable prospects for investment in these objects. Apart-hotels have a lot of advantages over renting standard apartments.
The first advantage of this type of real estate is that the owner does not have to worry about the safety of the property, and there is no risk to get to an unfair tenant. The whole organization of apartment rent is the responsibility of the hotel administration.
However, this type of investment has some difficulties at the Kuban market. Here, most apartment hotels are located on the Black Sea coast. According to experts, there are 34 such objects. Almost all of them are used as resort housing, and thus the construction of new facilities is carried out in places popular among tourists. Therefore, apart-hotels are used for short-term rent. For this purpose, housing is equipped with a small kitchen area and bathroom, which is enough for a comfortable stay at the coast.
Along the Black Sea in the Kuban is located about 5 thousand apartments, among them are under construction facility in Sochi, designed for 457 rooms, and a hotel in Anapa, which will include 150 rooms.
The real estate market of this type began to develop actively in 2014-2015, the impetus was the Olympic Games in Sochi. The first two apartment hotels were built to provide accommodation for all those who arrived at the event. Since then, Sochi has remained the main place where about 93% of apartments are concentrated.

According to experts, in the next few years, apartment hotels will be considered exclusively objects for resort areas. However, the market is developing in Sochi, new projects are appearing that are interesting for investment. 10 apartment hotels are located on the territory of Krasnaya Polyana, but in Gelendzhik and Anapa there are considerably fewer objects, 7 projects.
Unfortunately, the market of such real estate in the Kuban is still in its formative stages. This is evidenced by the uneven distribution of objects in the region and the lack of quality apartments. However, the appearance of new projects gives hope for the development of the segment and its prospects in terms of investment.
The largest number of apartment hotels operates in Moscow and St. Petersburg, where this type of real estate is in great demand. Several years ago in Krasnodar there were attempts to build a large complex with apartments, but without finding the right number of investors, the project was frozen.
Experts note the increased interest in apartments from consumers who buy objects for themselves. The advantage of this property is its cost, the price per square meter in this case is 10-30% less than in an apartment in a new building.
